HUD Home Case Status Codes Explained: IN, IE, UI, UK
IN means the home is Insurable as-is and qualifies for standard FHA or conventional financing. IE means Insurable with Escrow — it needs minor repairs, financeable through an FHA repair escrow. UI means Uninsurable — it needs significant repairs and doesn't qualify for standard FHA, typically requiring 203(k), a conventional rehab loan, or cash. UK means Unknown — HUD hasn't finished assessing the property's condition yet.
Why this code matters more than the price
The financing status code on a HUD listing tells you, before you ever schedule a viewing, whether your loan will actually work on that property. Bidding with the wrong financing for a property's status code is one of the most common — and most expensive — mistakes buyers make, often surfacing only after an appraisal or inspection has already cost money.
IN — Insurable
The property meets FHA's minimum property standards as-is. No repair escrow needed. Eligible for standard FHA (203(b)), conventional financing, or cash. This is the lowest-risk category and the one most owner-occupants target first.
IE — Insurable with Escrow
The property needs minor repairs — historically under roughly $10,000 — that HUD has identified. Rather than requiring the repairs before sale, HUD lets you finance them: a portion of your FHA loan is held in escrow at closing and released as the work gets done. See our full repair escrow guide.
UI — Uninsurable
The property has more significant issues — structural problems, a failing roof, non-functional systems — that keep it from meeting FHA's minimum standards as-is. Standard FHA financing isn't available here. Buyers typically use an FHA 203(k) rehab loan, a conventional renovation product, or cash. These properties often see less owner-occupant competition simply because fewer buyers have rehab-friendly financing lined up.
UK — Unknown
HUD hasn't completed its condition assessment yet — often a new listing, or one where access for inspection was limited. This status is temporary and typically resolves to IN, IE, or UI once assessed. Because the real condition is unclear, UK listings tend to attract cash buyers and experienced investors comfortable underwriting uncertainty.
Matching financing to status before you bid
- IN: cash, conventional, or standard FHA
- IE: cash, conventional, or FHA with repair escrow
- UI: cash, hard money, conventional rehab, or FHA 203(k)
- UK: usually cash buyers comfortable with uncertainty until status updates
The Property Condition Report isn't a scope of work
Even with a clear status code, HUD's Property Condition Report is a basic, non-warranted summary — not a contractor's estimate. Budget your own walk-through and repair estimate before you bid, especially on IE and UI properties.
