Bidding, financing, and underwriting HUD homes as an investment

Once the owner-occupant window closes, HUD homes become one of the more disciplined ways to source distressed Florida inventory — if you underwrite the status code correctly.

Timing

When you're allowed to bid

FHA-insurable homes

Day 16 onward

These get a 15-day owner-occupant exclusive period first. If a property is still unsold after that, it opens to investors and all other buyer types.

Non-insurable homes

Day 6 onward

Homes marked Uninsurable get a shorter 5-day owner-occupant window — often the case for the heavier-rehab properties investors are targeting anyway.

You still bid exclusively through a HUD-registered selling broker — HUD does not accept bids directly, or through a broker who isn't HUD-approved, regardless of buyer type.

Read the status code before you underwrite

IN / IE / UI / UK — match financing to condition

CodeWhat it meansFinancing that fits
IN — InsurableMeets FHA minimum property standards as-isCash, conventional, or standard FHA
IE — Insurable w/ EscrowNeeds minor repairs, historically under ~$10,000Cash, conventional, or FHA with repair escrow
UI — UninsurableNeeds significant repairs; fails FHA minimum standardsCash, hard money, conventional rehab, or FHA 203(k)
UK — UnknownHUD hasn't finished assessing conditionUsually cash buyers comfortable with uncertainty

Underwrite for as-is, not for hope

The Property Condition Report is a basic, non-warranted summary — not a scope of work. Budget your own contractor walk-through and comps before you bid; HUD will not renegotiate price or terms after acceptance, even on a UI property that turns out worse than expected.

Due diligence checklist

Before you authorize a bid

  • Pull comps and run an after-repair value (ARV), not just the list price
  • Get a contractor's repair estimate, especially on UI/UK status homes
  • Confirm your financing actually matches the property's status code
  • Check title and any outstanding liens with your closing agent
  • Review Florida landlord-tenant basics if you plan to rent it out
  • Budget realistic holding, insurance, and property-tax costs from day one
  • Confirm HOA/condo rules and any FHA condo-approval issues if applicable
  • Ask your CPA about 1031 exchange eligibility before you close, not after

Not for you: the "Dollar Homes" program

You may see references to HUD homes selling for $1. That program is limited to local governments and HUD-approved nonprofit organizations, for homes unsold for an extended period and priced at $25,000 or below, to support affordable-housing and community-development work — it is not part of the standard investor bidding process on HUD Home Store.
