What Is a HUD-Registered Broker, and Why Do You Need One?

Q
Quick answer

A HUD-registered broker (or "HUD-approved selling broker") is a real estate brokerage specifically registered with HUD to submit electronic bids on HUD-owned properties through HUD Home Store. HUD does not accept bids submitted any other way, and using one costs the buyer nothing extra — the broker's commission is paid out of HUD's sale proceeds, not billed to you.

Why "any licensed agent" isn't enough

Florida real estate licensing qualifies an agent to represent buyers and sellers generally — it does not automatically authorize them to bid on HUD Home Store. HUD maintains its own separate registration for selling brokers, with its own onboarding, ID requirements, and electronic bidding access. An agent who's excellent at regular resale transactions may simply never have registered, because most agents never need to.

What a HUD-registered broker actually does for you

  • Pulls case files and Property Condition Reports for listings you're interested in.
  • Reads financing status codes (IN/IE/UI/UK) so you don't bid with financing that doesn't fit the property.
  • Submits your sealed bid electronically through HUD Home Store — this is the one step you legally cannot do yourself.
  • Coordinates your earnest money deposit timeline, contract signing, and inspection window after a winning bid.
  • Provides lockbox access to view the property before you bid (HUD homes are secured; you can't just walk up and let yourself in).

It costs you nothing extra

This is the part buyers are most often surprised by. The broker's commission is paid by HUD out of the sale proceeds under HUD's standard listing terms — it isn't added to your purchase price, and you don't write a separate check for it. There's no financial reason to skip using one, and doing so isn't even an option, since it's the only legal path to bidding at all.

If you already have an agent you like

You don't have to switch. Many buyer's agents who aren't HUD-registered themselves can co-broke the transaction with a HUD-registered broker, keeping your existing relationship while still meeting HUD's requirement for who actually submits the bid. Ask your current agent directly whether they're HUD-registered or have a co-broke arrangement in place before you get attached to a specific listing.

How to check registration

HUD maintains a broker search tool where you can confirm a brokerage's HUD-registered status directly, rather than taking anyone's word for it.

One broker, every step

The same HUD-registered broker who submits your bid is generally who coordinates your inspection access, contract deadlines, and closing timeline — it's worth choosing someone who does this regularly in Florida, not just someone registered on paper.
